Plot summary
In New Orleans, astrophysicist Ben Matthias is developing a camera to detect dark matter. He marries Alyssa, a tour guide who leads visitors through the city's famously haunted places. After Alyssa dies in a car crash, a despondent Ben abandons his research and takes over her tour, though he does not believe in the supernatural. Gabbie, a widowed doctor from New York, arrives at the abandoned Gracey Manor with her son Travis. They plan to convert the mansion into a bed and breakfast, but they discover it is infested with ghosts. An exorcist named Father Kent, who is helping Gabbie, asks Ben to photograph the manor's ghosts. Ben's first attempt finds no evidence, and he returns home, where a ghostly mariner appears to him.

- Guillermo del Toro's script for the Haunted Mansion reboot was dropped because it was decided it was too scary for family audiences; in August 2020 Katie Dippold was brought in to write a new screenplay instead.
- Because of the 2023 SAG-AFTRA strike, the film's cast could not attend its July 15, 2023 premiere at Disneyland; Disney characters including Mickey Mouse, Minnie Mouse, Maleficent and Cruella de Vil walked the red carpet instead.
