Plot summary
Dana Barrow, an architect, leaves Brooklyn with her husband David and their son Lucas for a large estate in rural North Carolina, a house empty since its 19th century owners died. Nightmares of a German Shepherd and of Lucas covered in blood trouble her. A homemade gravestone stands on the grounds, and one part of the house is missing from the blueprints, its doorway blocked by a chifforobe. Dana finds the key above the door and enters, envisioning a girl mistreated by her father and his dog. She looks into the estate's past and the Blacker family it is named for, and the historian Judith explains that families once shut away deformed or disabled children in secret disappointments rooms.

- In its third week, The Disappointments Room was dropped from all but 36 theaters (97.4%), setting a record for the highest percentage of theaters dropping a film in its third week, surpassing Gigli's 97.2%.
- The film was inspired by an HGTV episode of the segment "If Walls Could Talk" about a Rhode Island woman who found a secret attic room used to hide a disabled family member from elite society, known as a Disappointment Room.
- During lengthy post-production, key scenes and subplots were trimmed or cut, including a flashback of a Blackers' garden party while Laura watches from the attic and a scene where Mrs. Blacker is killed by her husband's dog for trying to save Laura.
