Open House (2010) on Netflix

Plot summary

Carl, a real estate agent, hosts an open house at the home Alice is selling. As the last couple leaves, a man slips in, watches Carl briefly and hides in the basement without being found. Alice returns from a run, and Carl admits that buyers have been hard to interest in the house. That night she has a few friends over for dinner, among them Jennie, and confides that Josh, her ex-husband, believes she is overemotional about the sale. The next day Lila arrives, greets David and inspects the house, which she declares to be home, while Alice sits chained in the crawlspace below.
