Cold Creek Manor (2003) on Netflix

Plot summary

Wanting to leave city life behind, Cooper and Leah Tilson move with their children, Kristen and Jesse, into a country mansion they bought in foreclosure. The house is still full of the belongings of the family who lived there before. The previous owner, Dale Massie, has recently been released from prison, and he talks Cooper into hiring him for repairs. Cooper begins filming the history of the building. Unusual things then happen on the property: an unknown car chases Cooper, venomous snakes turn up, and Kristen's horse is killed. Dale's girlfriend is Ruby, whose sister Annie Ferguson is the sheriff.
